The kitchen’s slab granite countertops and stainless steel appliances lend a luxe flair, and it has everything essential to create culinary delights including a 2-burner range, a microwave/convection oven, dishwasher, and fridge; all small appliances are within the cabinets along with dishes, pots/pans, baking dishes, utensils, etc. Set the crock pot to low while you’re on the slopes and return to a warm meal and a night of relaxation.
Its spacious bathroom has a deep soaking tub, a granite slab vanity sink, and tile floors.
Building amenities include a large heated deck featuring a 20-person hot tub, gas fireplace, and adirondack chairs overlooking the resort; use of a private ski locker; use of the common bike storage; an elevator; and one unassigned spot in the underground parking garage. Pets are allowed!

Fraser Crossing is about a 5 minute walk to the Winter Park Resort’s ski gondola, as well as a Starbucks and many other restaurants and shops. The Village has a pond for ice skating in the winter and there’s a paved walking path meandering through that circles back to the heated cobblestone streets of the Village. This qualifies as riverfront property since the Fraser River runs along Winter Park drive, so as picturesque as you can get with the moutains as the backdrop!

FAQ:
HOA DUES: The HOA dues are $490/month (paid quarterly) and that covers ALL utilities and building amenities such as hot tub, ski locker, etc., exterior maintenance, community insurance, and management fees.
LAUNDRY: The studio does not have a washer/dryer, but there are coin operated washer/dryers near the amenity deck’s entrance for owner/renter use.
EXCLUSIONS: Linens and towels belong to the rental company. The future buyer of this condo will honor the existing rentals and during that time, all remains intact. if they choose to cancel their services when appropriate, then the linens and towels will go with WPRL.
IDEAL CLOSING: A closing in April is preferred; there may be some existing rentals through April/May that a new buyer would need to honor. Seller intends to initiate a 1031 Exchange.
RENTALS: Short and long term rentals are permitted; the owners utilize The Winter Park Resort Lodging Company. Please ask for rental history!
