We know the Grand County market is a little different from those along the Front Range, and while we remain one of the most affordable ski town/mountain communities in Colorado, prices still increased more than average in 2022.
10 years ago remains the best time to buy, but the second best time is RIGHT NOW! We haven’t seen this much inventory available since mid-year 2019—with one caveat: Days on Market have not recovered to 2019 levels, so while the place that caught your eye this morning probably won’t be under contract by this afternoon, it will still sell fairly quickly and for close to the list price.
Takeaway:
SELLERS- You can still see a great return on your investment by listing now, especially if you’ve owned for more than 2-3 years.
BUYERS- While the Market may still soften somewhat this year, it will come with a rise in interests rates, so buying now makes a lot of sense so that more of your money is going toward your principal if you need to finance your purchase.
